Introducing French Taxpayers to the new Loi Scellier ( Scellier Law) wich came into effect from the 1st January 2009.
Imagine - Buy a site AND house that pays for itself for up to 15 years and then selling it for its market worth? The possibility of paying for your own pension by investing in property is nothing new - but the new French Loi Scellier could indeed provide you with this opportunity with the minimum financial input from you!
The new "Loi Scellier" does away with the previous Berloo and Robien Legislation and offers you much bigger fiscal advantages as it allows for a 25% tax allowance for investments made in 2009 and 2010. The allowance is divided over 9 years.
SO - What does this mean to you as an individual?
You will recieve a tax allowance equivalent to 25 % of the property purchase price, up to a maximum purchase price of €300.000, meaning the maximum tax allowance is €75.000.
This allowance is spread equally over 9 years i.e if you buy a site WITH house for 180.000 (as is possible with BIC CONSTRUCTION) you are entitled to 45.000 euro tax back over 9 years i.e.:5000 euro per year.
after the ninth year , you will receive zn zdditional allowance equivalent to 2% of the property pruchase price. So if you rent your property for 15 years, you can gain back up to 37% of the price you paid in the form of income tax relief.
IF YOU BUY BETWEEN 1 JANUARY 2011 AND 31 DECEMBER 2012 : The scheme still applies. but the tax allowance is reduce to 20% of the property purchase price instead, of 25% - so time is of the Essence!
If you do not pay enough tax year to cover this 25% - your allowance is carried forward each year.
SO WHAT does this mean to you as a Landlord?
You rent your property at the going market rental rates. But there are ceilings.
